The tender for Elta Condo residential government land sale (GLS) site at Clementi Avenue 1 closed on Nov 7, alongside the tenders for sites at Lorong 1 Toa Payoh and Pine Grove (Parcel B). The Clementi Avenue 1 site attracted the most bids among the three.
Elta Condo Clementi Avenue 1 site received six bids, with the highest bid of $633.45 million, translating to $1,250 psf per plot ratio (psf ppr) for the 99-year leasehold, 178,066 sq ft site. This bid was 4.03% higher than the second-highest bid of $608.89 million ($1,202 psf ppr).
The popularity of the Clementi Avenue 1 site could be due to its smaller size in terms of gross floor area, resulting in a lower land cost outlay. He also noted a decrease in the number of developers participating in the tender process, with the other two sites attracting only three bidders each.
