Arris Achieves New High 2398 Psf
The Arris, a freehold boutique condo, has achieved a new psf-price high for the week of July 26 to 30. The development saw a two-bedroom unit of 990 sq ft sold for a record $2,398 psf for a total of $2.38 million. This sale sets a new benchmark for the property in terms of psf-price, surpassing the previous high of $2,282 psf for a similar-sized unit sold in March last year.
Located on Yan Kit Road in District 2, The Arris was completed in 2022 and boasts a mix of one- to three-bedroom units ranging from 667 sq ft to 1,464 sq ft. So far, 55 units (87%) have been sold since its launch in 2021, with an average price of $874 psf. The condo is only a short walk away from Cantonment Primary School and is also surrounded by a variety of dining and shopping options in the nearby Tanjong Pagar and Everton Park areas.
Another condo that set a new psf-price high during the same week was The Panorama. A three-bedroom unit with a size of 1,012 sq ft was sold for $2.18 million, which translates to $2,155 psf. This sale marks a new high for the property, surpassing the previous record of $2,140 psf that was achieved in April when a five-bedroom unit was sold for $3.34 million. Located on Ang Mo Kio Avenue 2 in District 20, The Panorama consists of 698 units spread across six 17- to 20-storey towers. The condo offers a range of one- to five-bedroom units with sizes from 431 sq ft to 2,411 sq ft. Amenities such as Mayflower MRT Station and CHIJ St Nicholas Girls’ Primary and Secondary Schools are all within walking distance.

Located on De Souza Avenue in District 21, Verdale was completed in 2023 and comprises 258 units across seven 5-storey blocks. The units range from one- to four-bedders with sizes ranging from 463 sq ft to 1,410 sq ft. The condo has seen solid take-up since its launch in September 2020, with all units being fully sold. Recent transactions in 2021 show an average price of $2,011 psf for the development, with one transaction taking place in January and the other three being resale transactions. No new psf-lows were recorded for the week of July 26 to 30.
