Bukit Sembawang Estates’ 8@BT has made its debut as the first private condo project to launch after the Chinese Hungry Ghost month. The public preview of the project took place on September 7, followed by an official launch on September 21.

The tender for the residential government land sale (GLS) site at Elta Condo in Clementi Avenue 1 ended on November 7, together with two other sites at Lorong 1 Toa Payoh and Pine Grove (Parcel B). Featuring 158 units across two 20-storey blocks, 8@BT offers a mix of one- to four-bedroom units ranging from 517 sq ft to 1,593 sq ft. The development also includes two penthouses, with a two-bedroom unit at 1,593 sq ft and a four-bedroom unit at 1,356 sq ft. Both penthouses boast a ceiling height of 4.3m and are equipped with private lifts. The project sits on a 49,633 sq ft, 99-year leasehold site which was acquired by Bukit Sembawang in November 2022 through a government land sale (GLS) tender for $200 million – the highest bid out of five.

Conveniently located just a two-minute walk away from Beauty World MRT Station, 8@BT is also connected to an upcoming three-storey mall, Bukit V which features an integrated transport hub on the second level and an air-conditioned bus interchange. The developer has not yet disclosed the indicative prices for 8@BT. However, based on past transactions, it was recorded that a 797 sq ft three-bedroom unit at the neighbouring mixed-use development, The Linq @ Beauty World, was sold in a sub-sale for $2.24 million ($2,812 psf) in February, while a 549 sq ft two-bedroom unit was sold in August for $1.6 million ($2,915 psf) – setting a new high for price psf. The Linq @ Beauty World, which is a freehold, mixed-use development, has all its 120 residential units and 53 commercial units fully sold since its launch in November 2020.

Across the road from 8@BT is the 732-unit mixed-use development, The Reserve Residences, which also features an integrated transport hub. Launched in May last year, the project is now 96% sold. Transactions in August saw three-bedders ranging from 1,378 sq ft to 1,335 sq ft on the sixth floor sold at prices between $2,461 psf and $2,530 psf. Meanwhile, four-bedroom units on the higher floors of 1,625 sq ft were sold for prices ranging from $2,567 psf to $2,599 psf.

According to Ismail Gafoor, CEO of PropNex, the strong demand for 8@BT is expected due to its prime location and the project’s limited size of 158 units. Taking into consideration the developer’s land purchase price of $1,343 psf per plot ratio for the 99-year leasehold site and the current higher construction costs, Gafoor estimates the selling price for 8@BT to be between $2,500 to $2,600 psf.
