A 1,270 sq ft, three-bedroom unit was sold for $3.52 million, achieving a new price peak of $2,771 psf. This surpasses the project’s previous record of $2,764 psf established in October last year.Owning a unit at The Meyerise was a profitable investment for the sellers who had bought the unit for $2.32 million ($1,830 psf) in 2016 and realised a profit of $1.2 million over eight years.Meyerise, a 239-unit freehold condo, is a popular choice with nine units changing hands this year at an average price of $2,405 psf. The latest was a 2,056 sq ft, four-bedroom-plus-study unit which sold for $4.5 million ($2,189 psf) earlier this year.The Meyerise is within the vicinity of Tanjong Katong MRT Station and Katong Park MRT Station which serves the Thomson-East Coast Line. The new price peak surpasses the project’s previous price high of $2,566 psf by 2.3%, set in May last year.Analysis of URA caveats showed that the unit last changed hands in September 2004, when it was bought for about $1.3 mil ($925 psf). The recent sellers have made a profit of $2.4 mil.The Imperial has seen six resale transactions this year to date at an average price of $2,414 psf. The last unit to change hands was a 1,905 sq ft, four-bedroom unit on the fifth floor that transacted at $4.6 million ($2,421 psf) on Nov 28.Set in a prime location in District 9, The Imperial is a 187-unit freehold condo completed in 2006. It offers two- to four-bedroom units as well as four- and five-bedroom penthouse units.Sky Vue placed third among projects that recorded new psf-price highs when a 1,141 sq ft, three-bedroom unit fetched $2.86 million on Dec 2, hitting a new price high of $2,505 psf. The transaction exceeds the project’s previous price high of $2,366 psf by 5.9%. The previous record was set in August when a similar 1,141 sq ft, three-bedroom unit sold for $2.7 million.Although Sky Vue has seen six resale transactions this year at an average price of $1,627 psf, the most recent sellers who had bought the 1,141 sq ft, three-bedroom unit for $1.86 million ($1,630 psf) in September 2020 made a profit of $1 million.The 694-unit Sky Vue in District 20 is a short walk away from Bishan MRT Interchange and is connected to Junction 8 mall that provides the convenience of shopping and dining options.
