According to a recent caveat lodged on Aug 22, a 1,141 sq ft three-bedroom unit at Sky Vue has set a new psf-price high of $2,366. This is the first time a unit at the condo has crossed the $2,300 psf threshold, breaking its previous record of $2,225. The condo has seen 19 resale transactions at an average price of $2,104 psf this year.

A 2,077 sq ft, three-bedroom unit on the 17th floor fetched $4.5 million on Aug 16, which works out to $2,166 psf. This is a 0.2% increase from its previous high of $2,161 psf, when a 2,013 sq ft unit on the 11th floor was resold for $4.35 million in April 2022. The seller of the 2,077 sq ft unit had purchased it for $3.8 million in November 2017, making a profit of $700,000 on the transaction.
Liv on Sophia, a freehold boutique condo along Adis Road in Rochor, District 9, recorded a new low in psf-price on Aug 22. A 710 sq ft, two-bedroom apartment was sold for $1.2 million, translating to $1,689 psf. This is lower than its previous record of $1,888 psf, when a 678 sq ft, two-bedroom apartment changed hands for $1.28 million in June 2021. The seller of the 710 sq ft unit had purchased it from the developer for $1.54 million ($2,265 psf) in June 2013, incurring a loss of $256,000 on the August 2022 transaction.
Liv on Sophia comprises 64 units between 527 sq ft and 710 sq ft, and is within walking distance to Dhoby Ghaut MRT Interchange Station on the North-East, North-South, and Circle Lines, and Bencoolen MRT Station on the Downtown Line. It is also near several educational institutions, such as the School of the Arts, Singapore, at Zubir Said Drive. The condo has seen only two transactions this year, with the other involving a 678 sq ft two-bedroom unit that sold for $1.35 million ($1,991 psf) on Aug 16.
