Sky Vue Achieves New High 2366 Psf
Sky Vue has emerged as the top condominium in achieving new psf-price highs for the week of August 16 to 23 in Singapore. According to a caveat lodged on August 22, a 1,141 sq ft three-bedroom unit was sold at a record-breaking $2,366 psf for a total of $2.7 million. This is a significant increase from its previous resale price of $1.7 million ($1,490 psf) in January 2018, resulting in a profit of $1 million for the seller.
It is the first time a unit at Sky Vue has crossed the $2,300 psf mark, surpassing its previous record of $2,225 psf. The condo has seen a total of 19 resale transactions this year, with an average price of $2,104 psf.
Sky Vue, completed in 2016, comprises of 694 units and is located along Bishan Street 15 in District 20. The 99-year leasehold condo offers one- to three-bedroom units ranging from 484 sq ft to 1,259 sq ft. Its strategic location within walking distance to Junction 8 at Bishan Place and the Bishan MRT station makes it highly desirable among buyers.
Another development, The Promont, a freehold condo, also achieved a new high of $2,166 psf during the period in review. The 2,077 sq ft, three-bedroom unit on the 17th floor sold for $4.5 million on August 16, a significant increase from its previous purchase price of $3.8 million in November 2017. This represents a gain of $700,000 for the seller.
The new record is just 0.2% higher than The Promont’s previous record of $2,161 psf, set in April 2022 when a 2,013 sq ft three-bedroom unit was sold for $4.35 million.
Located along Cairnhill Circle in Newton, District 9, The Promont is a boutique development with 15 units ranging from 2,013 sq ft to 2,077 sq ft. Its prime location near Anglo-Chinese School (Junior) at Winstedt Road adds to its appeal.
On the other hand, Liv on Sophia, another freehold boutique condo, set a new low in psf-price during the review period. A 710 sq ft, two-bedroom apartment was sold for $1.2 million on August 22, translating to $1,689 psf.
This new psf-price is lower than its previous record of $1,888 psf, set in June 2021 when a 678 sq ft, two-bedroom unit was sold for $1.28 million. The seller had bought the unit from the developer for $1.54 million ($2,265 psf) in June 2013, incurring a loss of $256,000 on the recent transaction.
