Pinetree Hill Hidden Gem District 21

The quiet residential area of Pine Grove saw its first new project launch in 14 years with the debut of Pinetree Hill in July 2023. Developed by a joint venture between UOL Group (UOL) and Singapore Land Group (SingLand), the luxury condo has significantly raised the capital values of the District 21 neighbourhood.

Enhancing connectivity throughout Singapore is a major goal of the URA Master Plan. UOL-SingLand has now launched a new phase of 120 premium units under Phase 2, primarily made up of high-floor units across all unit types. The units are priced affordably to cater to different lifestyles and are designed to appeal to singles, couples, and young families. Pinetree Hill offers two-bedroom units varying in size from 700 sq ft to 845 sq ft, with standard, premium, and premium plus study options.

The sizes of these units are larger than those launched after the revised URA guidelines on strata and gross floor area (GFA) were introduced for government land sales (GLS) from June 1, 2023. This means that developers must take into account the changes in overall saleable area when considering pricing strategies for new projects, resulting in smaller unit sizes.

UOL-SingLand secured the Pine Grove GLS site in June 2022, a year before the revised URA guidelines. This means buyers can take advantage of the project’s attractive pricing and purchase a two-bedroom premium plus study unit for just $2 million. Young families can easily transform the study into a nursery or small bedroom for a young child.

With 88% of the site dedicated to extensive landscaping and facilities, Pinetree Hill offers its residents a wide range of amenities, including a 50m swimming pool, tennis court, half-basketball court, clubhouse and dining pavilions. Residents can also enjoy hiking or walking along the recently opened Clementi Nature Trail, a 2km nature trail linking the Rail Corridor to the new nature park at Dover Forest.

Families with school-going children will be pleased to know that Pinetree Hill is located within a 1km radius of sought-after schools such as Henry Park Primary School and Pei Tong Primary School. The development is also conveniently situated near the National University of Singapore, one-north and the science parks.

Situated within District 21 and close to prime District 10’s Holland Road, Pinetree Hill is also conveniently located near lifestyle and dining destinations such as Holland Village, Chip Bee Gardens, and Dempsey Hill. The project is also near shopping malls such as One Holland Village Mall.

With a targeted completion date in 2027, Pinetree Hill is located near the existing Dover MRT Station on the East-West Line and the future Maju MRT Station on the Cross Island Line. For drivers, the project is only a 10-minute drive from Singapore Botanic Gardens, Orchard Road, and one-north business park, and a 15-minute drive from the CBD and Jurong Lake District. UOL and SingLand are well-known for their successful projects, including Watten House, AMO Residence, and Watergardens at Canberra. Watten House, a freehold, 180-unit project in prime District 11, was previewed last November and has already sold 84% of its units at an average price of around $3,260 psf.
