Gallop Green Sets New Psf Price Peak 2622

By 1st Oct 2019, buyers willing to pay $2,622 psf for 3,272 sq ft unit at Gallop GreenFreehold condo Gallop Green made headlines when it topped the list of apartments and condos to hit a new psf-price high between Sept 8 and Sept 13.The new record at Gallop Green comes after a 3,272 sq ft, three-bedroom unit was sold for $8.58 million (PSF PRICE: $2,622 PSF) on Sept 10, surpassing the condo’s previous record of $2,431 psf by 7.9%.The previous high was set in September 2023 when a 3,229 sq ft unit was sold for $7.85 million.According to URA caveats, the seller of the unit sold on Sept 10 had previously purchased it for $5.6 million in December 2017, making a profit of $2.98 million or a capital gain of 53%.Last year, Gallop Green only saw two resale transactions. In 2023, another 2,992 sq ft unit was sold for about $7.23 million, or $2,414 psf, in July.So far this year, only one unit at Gallop Green has changed hands at a new psf-price high. It comprises of four blocks that house 53 units ranging from 2,917 sq ft to 5,102 sq ft. Some nearby primary schools include Nanyang Primary School, Raffles Girls’ Primary School and New Town Primary School.Coming in at second place is The Belvedere, a freehold condo beyond the recent review period. The 1,302 sq ft, three-bedroom unit on the 18th floor was sold for $3.24 million (PSF PRICE: $2,486) on Sept 11. This set the record of a 1.4% higher price than the previous price, $2,452 psf, that was set on May 6 when a 1,259 sq ft, three-bedroom apartment on the 21st floor was sold at $3.09 million. It has 167 units that span across two residential blocks and is found along Katong Park.Besides that, a 2,067 sq ft unit became the new record for YGK Garden after it was resold at $4.48 million (PSF PRICE: $2,168) on Sept 12. This was a 4.6% increase from its previous record of $2,071 psf in October 2023, when a unit with the same specifications was sold for $4.28 million. The sellers of this unit bought it for $3.03 million in march 2017, making a profit of $1.46 million.YGK Garden also has 16 units. And residents can look forward to amenities such as Holland Village, One Holland Village, and Holland Village MRT Station along the Circle Line.There were no new lows during the period of review.
