Private Preview Opens New Strata Commercial Units One Sophia Priced 3000
Sat, Apr 03, 2021Property buyers, investors and owner-occupiers may now have an opportunity to preview and purchase strata commercial units at One Sophia, a new mixed-use development located at 1 Sophia Road. The private preview is currently ongoing for the 13-storey commercial tower, which consists of 122 strata-titled office units and 127 strata retail units. Developed by SingHaiyi and its joint venture partners, the project is situated on the former site of Peace Centre and comprises a two-storey retail podium and 11 levels of office space. A three-storey basement carpark with 273 car park lots is also available for residents and tenants. According to Tan Hong Boon, executive director of Capital Markets at JLL Singapore, the range of unit sizes at One Sophia has attracted a diverse mix of end-users and investors. He also mentioned that the developers are in the process of gauging interest for the project, with indicative prices ranging from $3,000 psf to $3,500 psf for office units on the third to fifth floors. The residential component of the project, known as The Collective at One Sophia, is expected to be previewed next year and will comprise of two 19-storey towers with 367 apartments in total. The entire development will be managed by three separate Management Corporation Strata Titles overseeing the office, retail and residential components.
