Henderson Senior Co Living Site And Scotts Road Heritage Bungalows Awarded Ts Group Tap Jv And
The Singapore Land Authority (SLA) has recently awarded tenders for two prime sites on Henderson Road and Scotts Road.The 98 Henderson Road site has been awarded to a joint venture between TS Group and The Assembly Place (TAP), which will develop the site into senior co-living accommodation in collaboration with Crawfurd Silver Care. The tender included a four-year lease, with the option to extend for three more years.SLA launched the tender in June, inviting proposals to rejuvenate the state-owned properties and received six bids by the August deadline. The winning bid by the JV was at $102,888 per month, 25.5% higher than the second-highest bid submitted by Eco Energy.Other bidders included ISG Marketplace, Red Crowns Senior Living, Viplas Engineering, and Samwoh Corporation.The property, previously a student hostel operated by Yo:ha, occupies a 77,551 sq ft site and has a total gross floor area of about 40,361 sq ft. It will feature fitted apartments, sports and recreational facilities, as well as hobby-focused spaces and programs.In the meantime, Heritage At Scotts, a company curating and managing select F&B brands, was awarded the site at 31, 31A, and 33 Scotts Road. The company submitted the sole monthly rental bid of $50,000 in the price-quality tender, which was launched in June in collaboration with the Singapore Tourism Board.The three colonial-era bungalows on the 36,670 sq ft plot fronting Scotts Road have a total gross floor area of about 11,410 sq ft and a five-year tenure, with the option to extend for another four years. The properties will be transformed into a creative lifestyle concept such as experiential retail, F&B, wellness, or beauty concepts, and will be integrated with Heritage At Scotts’ existing lifestyle offerings at the neighbouring bungalows.According to SLA, they are currently exploring adaptive reuse of more state properties to create differentiated co-living environments, such as a potential site comprising heritage bungalows at Admiralty.
