Boutique Condo Hill House Reaches New High 3267 Psf
Singapore’s Hill House, a boutique development, has recently achieved a new psf-price high of $3,267 between Nov 10 to 21. The record was set by the sale of a 452 sq ft, two-bedroom unit on the fifth floor for $1.48 million on Nov 11. This new high is just 0.1% higher than the previous record of $3,263 psf in November 2023 for a 624 sq ft two-bedroom unit on the ninth floor, selling for $2.04 million.
Since its launch in 2022, Hill House has seen a total of 11 transactions this year with an average price of $3,098 psf, which is 0.9% lower than the average price of $3,127 psf for five transactions last year. The freehold Hill House is located in prime District 9, at the top of Institution Hill off River Valley Road. It consists of 72 units, including 40 one-bedroom and one-bedroom plus study units ranging from 431 sq ft to 452 sq ft, 24 two-bedroom units of 624 sq ft, and eight three-bedroom apartments of 753 sq ft. According to URA caveats, 29 units (40%) have been sold at an average price of $3,060 psf since its launch.
In second place for new psf-price highs during the period is freehold condo, The Continuum, which achieved a new high of $3,084 psf with the sale of a 721 sq ft, two-bedroom unit on the 17th floor for $2.22 million on Nov 16. This sale is only 0.4% higher than the previous record of $3,071 psf, which was set just a day before on Nov 15, for a 721 sq ft, two-bedroom unit on the 16th floor.
The Continuum is a freehold condo located on Thiam Siew Avenue in District 15, launched in April last year with 816 units in six residential towers. Units range from one- to five-bedrooms and occupy between 560 sq ft and 2,260 sq ft. Based on caveats lodged, 489 units (59.8%) have been sold at an average price of $2,779 psf since its launch in May 2023.
The Jurong Lake District, originally planned to be Singapore’s second Central Business District (CBD), is situated close to Clementi. As per the URA Master Plan, substantial developments are set to take place in this region, turning it into a prominent commercial and residential center. This is lower than the previous record of $1,710 psf in June 2023 for a 1,335 sq ft, four-bedroom unit on the sixth floor. With this sale, Lavender Residence has been fully sold at an average price of $1,984 psf.
Situated in Boon Keng, District 12, Lavender Residence consists of 17 units ranging from studios to three-bedroom units with some dual-key variants, from 463 sq ft to 1,550 sq ft. The development, within walking distance to Bendemeer MRT Station, is built on a site that features a trio of two-storey conservation shophouses from the 1940s art-deco era.
