The Orie, a 777-unit private condo located at Lorong 1 Toa Payoh, will be previewed on Friday, Jan 3, and officially launched on Jan 18 jointly by City Developments Limited (CDL), Frasers Property and Sekisui House. The condo comprises of two 40-storey towers, offering a mix of one-bedroom plus study apartments starting at 517 sq ft to five-bedroom units of 1,453 sq ft. Prices are set as follow: $1.28 million ($2,476 psf) for a 517 sq ft one-bedroom plus study, $1.48 million ($2,500 psf) for a 592 sq ft two-bedroom, $2.09 million ($2,459 psf) for an 850 sq ft three-bedroom, $2.92 million ($2,401 psf) for a 1,216 sq ft four-bedroom, and $3.48 million ($2,395 psf) for a 1,453 sq ft five-bedroom that comes with an exclusive private lift. This development is the first private condo launch since 2016, when Gem Residences, a 578-unit project, was launched by the trio, with the project’s completion in 2020. The developers submitted the highest bid of $968 million for the Government Land Sales (GLS) site at Lorong 1 Toa Payoh, translating to a land rate of $1,360 psf per plot ratio (ppr) for the site. The joint venture is a 50:25:25 split between CDL, Frasers Property and Sekisui House. According to CDL’s group CEO, Sherman Kwek, “The Orie is an exciting way to kick off the New Year. It is the first private residential launch in Toa Payoh in over eight years and is conveniently situated within the vibrant and highly sought-after estate.” The Orie is located just a five-minute walk away from Braddell MRT Station on the North-South Line (NSL) and is also near the Toa Payoh Integrated Transport Hub that connects the Toa Payoh Bus Interchange to the Toa Payoh MRT station. The integrated development is slated for completion in 2030 and will include a sports centre with swimming pools, indoor sports halls and other sports facilities, a football stadium, a polyclinic, and a public library. The Orie is situated in District 12, which is considered part of the city fringe or the Rest of Central Region (RCR). According to Frasers Property Singapore’s CEO, Soon Su Lin, this location makes it convenient for residents to access the CBD and Orchard Road shopping belt. The development boasts over 40 condominium facilities and units with efficient layouts, premium fittings from Hansgrohe, bathroom wares from Duravit, and household appliances from De Dietrich and Samsung. According to Takehisa Yanagi, managing officer and head of international development department at Sekisui House, The Orie marks the beginning of a new partnership between his company and CDL.
