Guests at the event gathered to listen to a panel of industry experts from Savills Singapore, Cushman & Wakefield, and CGS International, moderated by EdgeProp Singapore’s CEO.Alan Cheong, executive director of research at Savills Singapore, Wong Xian Yang, head of research for Singapore and Southeast Asia at Cushman & Wakefield, and Song Seng Wun, Singapore economic advisor at CGS International, shared their insights on the possibility of new property cooling measures, incoming housing supply from government land sales sites and Build-To-Order launches, as well as potential announcements from Budget 2025 impacting the market.One of the key points of discussion was the recent indication from the government that they were open to implementing more property cooling measures, which could potentially affect the market. Cheong predicted that if any new measures were to be introduced, they would apply uniformly across the residential market, with the possibility of targeting the HDB resale market as well.Wong suggested that prices in the resale market could have a knock-on effect on the private housing segment, while Tong highlighted that the government may counter this potential impact by injecting a strong pipeline of GLS and BTO supply into the market. The 1H2025 GLS programme consists of 10 sites on the Confirmed List which could yield 5,000 new homes, and HDB plans to offer 19,600 BTO flats in 2025.The panel also discussed the potential impact of Budget 2025, with Song noting that the outlook for the Singapore economy has seen a strong recovery since the Covid-19 pandemic-induced recession. He also suggested that in the run-up to the 2025 election, Singaporeans should expect more government handouts funded by the healthy government surpluses seen in the past three years.In addition to the lively panel discussion, a Master Plan Master Class was presented by Tong, which focused on the upcoming transformation plans in Clementi and Jurong East. The session covered the completion of the second phase of the Cross Island Line and the effect this will have on surrounding property prices, as well as the redevelopment of Clementi Stadium, and plans for new cycling paths in the area.
