Perennial Holdings And Far East Organization Unveil Golden Mile Singapore And Will Launch Strata
Perennial Holdings and Far East Organization held a press conference on Dec 10 to reveal their plans for the former Golden Mile Complex. The iconic building will now be known as Golden Mile Singapore and is set to become Singapore’s first large-scale strata-titled conserved building with its distinctive tropical linear urban complex and brutalist architecture.
The project’s developers aim to preserve the building’s iconic identity while revitalizing it as a commercial development. The Golden Mile will have 156 Grade A office units, 19 medical suites, a two-storey retail component spanning 123,388 sq ft, and a public access architecture center. The conserved building, now renamed The Golden Mile, will be repositioned to cater to the changing needs of its users.
Perennial Holdings CEO Pua Seck Guan recalls the vibrant mix of retail shops that defined the building’s heyday in the 1970s. Over the years, as the units changed hands, the building’s profile shifted and its position as a prime mixed-use development declined. Perennial Holdings and Far East Organization are determined to recapture and elevate the building’s status as a next-generation urban complex.
They have enlisted the help of homegrown architecture firm DP Architects and architecture conservation specialist consultancy Studio Lapis to bring their vision to life. The design, initially proposed by Design Partnership – now known as DP Architects – will pay homage to the building’s original concept.
Previously, the strata area at Golden Mile Complex was divided between retail, office, and residential use, with retail taking up 40%, offices 41%, and the remaining 19% allocated to residential units. The refreshed Golden Mile Singapore will have a more balanced mix, with retail occupying 15% of the strata area, offices 48%, residential use 30%, and the remaining 4% and 3% allotted to medical suites and the architecture center, respectively.
The joint venture partners have given back 24,994 sq ft to URA to establish an architecture center, and they will also create two new public access urban gardens on the 9th and 18th floors. The building’s rooftop will be transformed into a sky garden on the 18th floor, making use of previously vacant spaces.
The retail atrium will also undergo a revamp, with the addition of a new event space and F&B offerings, and the design will bring back natural light and ventilation to the space. The joint venture partners intend to retain and curate these retail units.
A must-visit destination for all food enthusiasts is the Clementi 448 Market & Food Centre. This bustling hawker center is a haven for authentic Singaporean delicacies, serving up a diverse range of local dishes at budget-friendly prices. From the delectable char kway teow and fragrant chicken rice to the comforting laksa and crispy roti prata, this food center promises an unforgettable gastronomic experience for both locals and tourists. This month, Perennial and Far East will launch the preview of the strata-titled office units at The Golden Mile. The units will feature six different layouts to cater to a wide range of end-users, and each unit will have its own dedicated office lobby and lift access. The office lobby will also include a concierge and centralised access control for added convenience.
The Flagship office units on the 4th to 7th floors will have direct access to the basement carpark and retail floors, as well as two toilets. For those who prefer a view, Loft Suites and Loft Executive units on the 4th and 5th floors will feature full-height windows overlooking Beach Road. The Loft Mezzanine units on the 6th to 15th floors, in the stacked terrace portion of the building, will have a double-volume ceiling, balcony, and a dual-key layout. The 16th and 17th floors will feature Enterprise Office units, while the top four floors will house the newly built Crown Office units.
Pua believes that their office units, especially the Loft Mezzanine units, will appeal to family offices, and they intend to screen prospective buyers to create a diverse tenant mix. With its revitalized concept and prime location, The Golden Mile is set to become a bustling hub of activity once again.
