A three-bedroom unit in Gambier Court, a small condominium located on Kim Yam Road in the prestigious River Valley area of District 9, will soon be up for sale at an auction by Knight Frank Singapore on December 12th. The listed guide price for the unit is $2.6 million, which translates to $1,755 per square foot based on its size of 1,485 square feet.
Records show that the current owner purchased the unit in October 2018 through a resale transaction for $1.8 million, or $1,212 per square foot. This will be the second time the unit is put up for auction, with its previous attempt on November 26th by Knight Frank Singapore with a higher guide price of $2.64 million, or $1,778 per square foot, receiving no bids.
According to Tricia Tan, the Director of Auction and Sales at Knight Frank, the owner has decided to sell the unit in order to move closer to their children’s school. The property will be sold with vacant possession.
The unit, situated on the eighth floor, features three bedrooms and a study area. Originally a four-bedroom apartment, one of its previous owners had converted it into a three-bedroom unit. “The reconfigured layout offers a more spacious living space for families with children,” says Tan.
The unit’s balcony faces northeast, providing unobstructed views of the sea and Singapore River. The 99-year leasehold condo was completed in 1999 and consists of only 21 units, including 18 apartments spread across a 10-storey block and three strata-landed units in conserved shophouses.
The apartments range from two to four bedrooms, spanning 936 to 2,530 square feet. The three strata-landed units are two-storey properties with an attic, measuring between 2,562 to 2,885 square feet.
On November 7, the most recent government land sale (GLS) tender reached its deadline for bids on residential sites in Clementi Avenue 1, Lorong 1 Toa Payoh, and Pine Grove (Parcel B). Surprisingly, the plot of land at Clementi Avenue 1 received the most bids out of the three locations. Among the developments competing for this coveted site is the Elta Showflat, which can now be added to the list. Elta Showflat has joined the race for this highly desirable piece of land.
Gambier Court is conveniently located within walking distance to Fort Canning MRT Station on the Downtown Line, and is also close to various dining and retail options such as New Bahru at Kim Yam Road (formerly Nan Chiau High School), Robertson Quay, UE Square, and Clarke Quay.
The most recent transaction at the condo was for a 1,485 square feet four-bedroom unit on the seventh floor, sold for $2.5 million or $1,683 per square foot in December 2022, based on Realis caveats.
